$49,500 for a lovely home in a dry climate with lots of sunshine!

My peaceful home in Kermit, Texas, is perfect for inexpensive retirement, for folks who
work from home, and as a home base for those who like to travel.

First, let me tell you about this area.
Kermit is a small, quiet town on the Chihuahuan
Desert, 43 miles from Odessa and 58 miles from Midland.
(Odessa and Midland are medium
large cities with shopping and other amenities of city life, including an international
airport.)
Winters here are mild and sunny.
Spring and fall are very pleasant with lots
of sunshine.
Summer starts out somewhat hot and then gets very hot in August. (Remember
this is dry heat!)

Now, about my 1,500 sq. ft, mostly brick home …. there are 3 bedrooms, 2 baths, living
room, large den and kitchen combination, small laundry/pantry room, central heat/air,
ceiling fans throughout, dishwasher, disposal, walk-in closets, new carpet throughout,
and a stone fireplace.
It has a 2-car garage with automatic opener and a 4-car carport.
The home is located on a corner lot, and a privacy fence surrounds the large back yard
that has an above-ground swimming pool and a very pretty circulating fountain. The large
covered patio has a mister system that provides out-door air conditioning.
Lawn watering
needs are automatically take care of by a sprinkler system.
A maintenance policy that
expires in Feb. 2005 is included.

Within a day’s drive are Big Bend National Park, Guadalupe Mts. National Park, the Davis
Mountains and McDonald Observatory, Carlsbad Caverns, skiing in the mountains near
Ruidoso, N.M., Palo Duro Canyon, the mysterious Marfa Lights, Old Mexico, and, a bit
farther away, the Gulf Coast of Texas.

The asking price is $49,500.
If approved by my bank, you can assume my FHA loan with
monthly payments of $376.
Now, that’s a good deal!
I will require $16,100 cash for my
equity.
