Description: Located in a quiet neighborhood within the community of Ivins, in the Saint 
George area of Southwest Utah. Many of the windows bring into focus beautiful 
unobstructed views of Red Mountain, Snow Canyon and Pine Mountain.
Walking trails are 
only a few feet away from the back yard, and the Snow Canyon State Park entrance, which 
features hiking, biking and camping, is only two miles away. The front yard is fully 
landscaped, including irrigation, and the back yard remains unfinished, waiting for 
whatever ones imagination desires to create. 

The well maintained house, with tile roofing, is approximately 1,210 square feet 
consisting of three bedrooms, two baths and utility room with pantry. It has an attached 
two car garage and covered patio off of the dining area. The living room and bedrooms 
are carpeted, with wood floors in the kitchen and dining area. 

Utilities: The water heater and central heating is natural gas, all else is electric. It 
has both central air conditioning and heating. Appliances included are microwave, range, 
dishwasher, refrigerator and washer and dryer. It is wired for cable, which is 
automatically included as part of the HOA dues ($46.00 monthly).

Climate:
Saint George has ideal winter temperatures from about late September through 
April, making outdoor activities a more pleasant experience than most areas of the 
country. The summers do tend to get a bit warm, with temperatures topping out into the 
low hundreds most days, unless cooled down by the summer monsoon rains. Outdoor 
activities in town are then best enjoyed during the early mornings or late evenings. 
However there is an easy escape from the heat by heading about twenty to thirty miles 
north of town to the Pine Valley area. The town itself is at 6,500 feet in elevation, 
with picnic grounds, hiking trails and camping nearby, and if you really want to cool 
down, Cedar Breaks National Park is over 10,000 feet in elevation and is only about one 
and a half hours away.

Area Features: Kolob and Zion National Parks are both less than an hour away, with Bryce 
Canyon, Cedar Breaks and the North Rim of the Grand Canyon National parks real doable 
day trips as well. There is also skiing in the winter at Brian Head about two hours 
away. Furthermore there are a number of local golf courses, not to mention an extensive 
walking and bike trail system that connects to many of the local parks and parts of the 
city.
There are also theatrical shows and musical concerts performed at the nearby 
Tuachan performance center (about two miles).
